A builder's sales team is there to sell that builder's homes at that builder's numbers. That's their job, and most of them are great at it. A buyer's agent works for you, across every builder: which area, which community, which lot, which floor plan, which upgrades are worth paying for, what the incentives are really worth against the price, and what the contract actually says.
With us, that costs you nothing. We don't charge buyers commissions or transaction fees, and our written agreement with our buyers says so.

A rate buydown, a price cut and closing-cost money are not the same thing. We compare them against the price, against an outside loan quote, and against whether you'll live in the home or use it as a second home.
What's negotiable, and when.
Lot premiums, upgrades, closing costs and move-in-ready pricing all move. The strongest leverage is on homes that can close within 30 to 60 days, and we know where those are.
Read before you sign.
Builder contracts are written for the builder. We walk you through deposits, timelines and what happens if something changes, and we'll tell you when a real estate attorney should read it too. Florida's builder warranty rules changed in 2025.5
Inspections, walk-throughs, keys.
Design center, construction appointments, independent inspections before drywall and before closing,6 the final walk-through and the punch list. For buyers who live out of state, we're your eyes on site.

What buyers ask us about new construction agents.
Do I need a real estate agent to buy a new construction home?
You don't have to have one, but you should, and with us it costs you nothing. The friendly team in the model home works for the builder. What does a buyer's agent cost on new construction?
Nothing, with us. We do not charge buyers any commissions or transaction fees, and our written agreement with our buyers confirms it. Ask any agent you interview to put that in writing.
I already visited a model home. Can I still use an agent?
Tell us which ones and we'll tell you honestly where you stand. Most builders only recognize an agent who was registered at your first visit, which is why we ask to be brought in before you tour anything else.
Should I get an inspection on a brand-new home?
Yes. New does not mean perfect. An independent inspection before drywall goes up and another before closing catches what the builder's own walk-through won't.6 We schedule them around the builder's timeline.
Do I have to use the builder's lender?
Usually not, but builders often attach their best incentives to their own lender. We compare the incentive against an outside quote so you can see what it's really worth before you choose.
When do buyers get the best new construction deals?
Regardless of your path, the best opportunities for deals, discounts, incentives, below-market rates and more are always on homes that are ready now and can close within 30 to 60 days. That's why we get our buyers pre-approved and planned early.
