55+ new home communities

55+ new homes in Sarasota and Manatee, explained.

The coast is full of new communities built around the clubhouse, the pool and a full calendar. Here's what makes a community legally 55+, how the rules work, and what to compare before you buy.

What makes a community 55+

It's a legal status, not a marketing word.

Federal fair housing law lets a community limit itself to older residents only if it qualifies as housing for older persons. The core test: at least 80% of its occupied homes must have at least one resident who is 55 or older.2 The community also has to publish and follow policies showing it intends to operate as 55+ housing,3 and it has to verify residents' ages.4

Brand-new communities get a head start: they don't have to meet the 80% test until at least 25% of the homes are occupied.2 Many communities' own rules are stricter than the federal minimum, so the declaration and HOA documents are what tell you who can live there.

Age-restricted or age-targeted?

Age-restricted communities meet the legal 55+ test and enforce it.

Age-targeted communities are built and marketed for the same lifestyle, with no age rule. Anyone can buy.

The difference shows up later: who can live with you, who can rent the home, and who can buy it when you sell.

What to compare

Six things to check before you fall for the clubhouse.

01
The HOA

What the dues really cover.

Lifestyle staff, the amenity center, lawn care, cable and internet, gates. Two communities with similar dues can include very different things.

02
The CDD

The second line on the tax bill.

Many newer communities sit inside a Community Development District that repays roads and amenities through assessments on each home.6 Get the exact amount.

03
The home

One story, wide halls, easy entries.

Many 55+ plans are built for living on one level for decades. Check the details that matter later: doorways, showers, the garage step.

04
Family rules

Visits, stays and caregivers.

How long grandchildren can stay, whether a younger family member can live with you, and how the community handles caregivers are all in the documents.

05
Rentals and resale

Who can rent, who can buy.

Rental limits and the age rule shape who can rent or buy the home later. Ask how resales in that community have moved.

06
Location

The drives that matter.

Hospitals, doctors, the airport and the beach. The Guide has measured drive times for each area.

Quick answers

What buyers ask about 55+ communities.

What does 55+ mean for a community?

It means the community qualifies as housing for older persons under federal fair housing rules: at least 80% of its occupied homes have at least one resident 55 or older,2 it follows published policies showing that intent, and it verifies ages.

Can someone under 55 live in a 55+ community?

Federal rules require at least 80% of occupied homes to have a resident 55 or older,2 which leaves room for exceptions, but many communities' own rules are stricter. The declaration and HOA documents decide, so read them before you buy.

Can grandchildren visit or stay?

Visits are normal. How long a guest can stay, and whether a younger family member can live with you, depends on each community's rules. We'll pull the documents for any community you're serious about.

Are HOA fees higher in 55+ communities?

They can be, because many 55+ communities include lifestyle staff and bigger amenity centers. Compare what the dues include, not just the number.

What is the difference between age-restricted and age-targeted?

Age-restricted communities meet the legal 55+ test and enforce it. Age-targeted communities are designed for the same lifestyle without an age rule, so anyone can buy, live or rent there.

Are there new construction 55+ homes in Sarasota and Manatee?
